Ironhead Commerce Center, an industrial park developed by Alliance Industrial Co. in partnership with Barings, will bring four Class A industrial buildings to the corner of Harmonson Road and McPherson Drive.<\/p>\n<p>Tenants at the 57 acre site will have access to lease spaces ranging from 40,000 to 320,000 square feet. The space is slated to be available in December 2025.<\/p>\n<p>\u201cWe are excited to plant a flag in the Alliance submarket with our largest DFW project to date,\u201d said Levi Hermes, development director and market leader for Alliance Industrial\u2019s Dallas office. \u201cWe are grateful for the support from the town of Northlake, and we look forward to delivering a best-in-class business park that will attract best-in-class tenants.\u201d<\/p>\n<p>A mile from Interstate 35 and two miles away from Highway 114, the site provides access to Alliance Airport, BNSF Intermodal, as well as Amazon, FedEx and UPS logistics hubs. Leasing efforts will be led by Stream Realty Partners Senior Vice Presidents Forrest Cook and Jeff Rein, as well as Associate Connor Land.<\/p>\n<p>\u201cStream is thrilled to be part of Ironhead Commerce Center,\u201d Cook said. \u201cIt will serve as a Class A destination hub for tenants in the Alliance market and one of the few new options able to accommodate future 2025 and 2026 demand. We are excited to partner with Alliance and Barings.\u201d<\/p>\n<p>Stream said the project is designed to meet a growing demand for industrial space. The groundbreaking comes as DFW faces a receding industrial development pipeline. In its Q3 2024 report, CBRE noted that developers have delivered more product than was kicked off for the last eight quarters. The total amount of under-construction industrial product dropped from 14.3 million square feet to 10.8 million square feet in the third quarter of this year. Meanwhile, the preleased rate for under-construction product increased from 12.8 percent to 17.3 percent.<\/p>\n<p>Between the second and third quarters of 2024, the North Fort Worth market saw an increase in net absorption from 1.27 million square feet to 2.99 million.
